• The buyer makes an offer that is acceptable to the seller for both an agreed upon selling price and terms of sale. • Buyer then schedules a home inspection to be completed within seven to ten days. (This is not for the purpose of renegotiating the price. It is done only to give information to the buyers.) • After completion of the home inspection the seller's attorney draws up the contract of sale and delivers four copies to the buyers attorney. (Sometimes all parties to the contract will meet and sign the contracts at the same time.) • After the buyers attorney has reviewed the contract and all parties are in agreement the buyers will meet with their attorney to sign the contract and give their escrow deposit. • The contracts are then delivered to the sellers attorney. The sellers meet with their attorney to sign the contracts and distribute the copies. • If the termite inspection was not done with the home inspection it is ordered now by the buyers to be completed within 10 days. • Buyer applies for mortgage. • Mortgage bank sends an appraiser to the home to do a physical inspection and take pictures. (We will be there to assist the appraiser.) • The Title report is ordered by buyers attorney. • Mortgage approval is received. • Closing date scheduled and occupancy determined. • Buyers walk thru prior to closing. (Day before closing is usually best.) • Closing.
This is just one example of the selling process, there are many other ways to make it happen!
