How Do I Prepare My Home For Sale?

Outside Your Home
1.  Cut the lawn - if you normally cut the lawn every two weeks, cut it every week
      during the marketing period.
2.  Edge the lawn - up the driveway and along the sidewalks (front and back) for a
      finished appearance.
3.  Trim all shrubbery and remove low lying tree limbs.
4.  Fertilize your lawn to make your grass look lush and green.
5.  Replace downed shutters, gutters and downspouts.  Remove debris from gutters
      and downspouts.
6.  Paint any trim that is blistering.
7.  Plant flowers in the front yard.
8.  Repaint the front door to create a pleasant first impression.
9.  Replace torn screens from windows, front and back doors.

Inside Your Home
1.  Paint only the rooms that look fingerprinted, worn, or faded.
2.  Have the carpets and draperies cleaned.
3.  Fix any dripping faucets.  Perhaps only a washer is needed.
4.  Replace old caulking around the bathtubs.  This can be done with one tube of
      new caulking and a putty knife.
5.  Spray lubricant on all squeaky doors, windows, closets, and cabinets.
6.  Place a solid deodorizer in each room and closet.
7.  Store out of season clothing so the closets don't have a cluttered look.
8.  Remove all items from walk in closets so that prospects can have easy access.
9.  Stack all items in the garage and basement against the walls to show maximum
      floor space.
10. Vacuum the garage, basement floor, and rafters.
11. If there are to many appliances on the kitchen counter, put some of them away
       to expose maximum counter space.
12. Pre-pack items which may clutter your home.  Extra toys in your child's room
       and nic-nacs may actually make your rooms appear smaller.
13. Clean your home top to bottom.  A professional cleaning service is well worth
       the investment.
