How To Hold An Effective Open House

Here are some tips on holding an effective Open House.

• Schedule your Open House at least 1 week in advance
• Place ads in local Newspapers, Publications, Bulletin Boards, etc.
• Inform your Neighbors, Friends, Co-workers, etc.
        They might know someone who wants to buy your home.
• Put signs up the day of - if your home is hard to find put up directional signs
• Make Brochures- Full page, color, with pictures (place in entry way)
        People see many Open Houses- the brochure helps them to remember your home
• Clean the entire House inside and out - remove clutter
• Have a Sign in Sheet- Name, Address, etc. (for security and follow up purposes)
• Be prepared to answer questions- School District, Taxes, Community Programs, Town
      Village information
• Have all areas of your home easily accessible- Bedrooms, Garage, Attic, Closets, etc
• Turn on all lights- even in closets
• Don't leave any valuables out in the open
• Have your Children visit a relative or friend
• Be prepared for your open house at least 15-30 minutes early- buyers are always early
• Conversely- Don't make plans for right after your Open House- Buyers come up to an
      hour late
• Be wary of nosy neighbors- They are not at all interested in buying your home so don't
      waste time if there  are real buyers looking at the same time
• When offers come in consult with a Mortgage Broker to make sure the Buyers can

      actually afford your home
